    The bathroom vent doesn’t appear to draw any air whereas the kitchen vent clearly does – is this correct or do I need to get someone in to inspect it and would that be through the managing agent? – any advice much appreciated, thanks

    From memory there is an adjustment or damper under the cover (I think this just pulls off) allowing a low or high setting.

    our bathroom vents were both set to the lower settings when we moved in, I’ve left the en-suite on low because of the noise (!) and changed the other to the higher setting.

    Thanks Bond, there is absolutely no air movement at all from the bathroom vent so I think from what you have said there is a problem, I’ll contact HOE.
